SMART CITY, KOCHI
From 3000A Cent to 3000 A Square Feet!

One of Kochi’s greatest promises for the future is the $350 million integrated township, Smart city, said to be modeled around Dubai integrated City DIC, TECOM, the promoting company of DIC, is also the main promoter of Smart City.    The logic behind Kerala's decision to entrust TECOM with the massive project was simple -TECOM has experience promoting such massive projects.

INFOPARK
Kochi was late in entering the IT Parks business. But its flagship project, Info park, was not a flop, soon attracting IT majors like TCS, Wipro, ACS, and many more. There were three aces up Infopark's sleeve - one, Kochi's leadership in high-speed connectivity; two, Kochi's low salary expectations; and thirdly, the availability of native manpower in IT/ITES who would work in Kochi rather than move to Bangalore, Chennai, or elsewhere.

VSNL's primary international gateway in India, amounting to 15 gbps, is just 2 kms from Infopark. Today Infopark is enjoying good momentum, though for a while it seemed that the upcoming Smart City project would devour it completely.
Kerala Government is said to have spent

around Rs. 3000 crore on Infopark, that spreads over 100 acres - divided into 75 acres that enjoys Special Economic Zone (SEZ) status and 25 acres with non-SEZ status. Each of these areas today has around 3.5 lakh sq ft of IT office space.      Steady demand from IT companies and optimistic expectations are together prodding the government to go in for a massive expansion of Infopark. While the state will directly build a new 5.5 lakh sq ft building in the SEZ area, two co-developers viz. L&T Urban Infrastructure Ltd and The Leela Group are currently building major projects in both the SEZ and non-SEZ areas.- Leela's two buildings will come around half a million sq ft, while L&T's three projects will deliver 1 million. Wipro is also constructing a 1 million sq ft facility inside Infopark.

INTERNATIONAL CONTAINER TRANSSHIPMENT TERMINAL

Kochi's Info Park is only one among the hundreds of IT Parks coming up in the country. And Kochi's Smart City is only one among the two-dozen integrated townships being planned in India. But, when it comes to Kochi's spanking new container terminal, it is the country's first and only one. Unbelievable? There are existing container terminals and there are new container terminals coming up in India, but the Kochi project is the country's first and only container Transshipment terminal. The word 'Transshipment' makes all the difference

- a difference that can catapult the heritage city into the league of international business hubs like Singapore, Hong Kong, & Dubai. Transshipment service is said to be an important factor behind the original success of these three booming city-economies. Yes, the Vallarpadam International Container Transshipment Terminal (ICTT) is a magical possibility to prosperity, to which many are yet to awaken, most apparently Kochiites. It is no mere coincidence that the Build-Operate-Transfer (BOT) contract for Vallarpadam ICTT has been bagged by Dubai Ports World (DP World) an

international leader in the segment that operates 42 major container terminals across 27 countries, and owned by the Government of Dubai.

Kochi has several natural advantages for housing a transshipment terminal, being just 10 nautical miles away from the main sea route connecting Europe with Far East & Australia. In contrast, India's largest ports -Mumbai and Chennai - lie about 480 nautical miles away from the main sea route!

Simply put, Kochi will become the #1

export & import hub of the country. Domestic transport via air, road, & rail, to and from Kochi will boom. Many major exporting & importing companies of the country, and even from abroad, will open offices and warehouses in and around the city. Sectors like real estate, shopping & hospitality will exponentially grow to service the increased traffic which will also include the thousands of sailing crew. The project is expected to generate 1 lakh new jobs, further driving consumption and the economy of Kochi. A new SEZ has also been formed for the project and surrounding areas.

New Era of Home Offices

Small or Home Offices (SOHO) are becoming more and more prevalent. Many consultants and professionals like lawyers, real estate agents or surveyors in small and medium-sized towns operate from such house-based offices. The advent of the personal computer and breakthroughs in voice and data communication since mid-1990s has enabled office-goers to work from home, especially women who have also to take care of household duties.    There are no hard and fast rules for planning a home office. It solely depends on what kind of profession one is in. An architect’s office will be totally different from a lawyer’s. Creativity is needed when looking for workspace in a house. Instead of the typical den, a corner unit in a bedroom, kitchen or under a stairwell with stacked shelves above for useful storage may be set up. But if there is an extra niche for the purpose, this should be utilized for the sake of privacy. The office must exist at a corner and near the entrance. This will ensure privacy and keep in-house disturbance away, for free-moving kids and the all-round din do affect serious business. The purchase of furniture has to be related to future projections --- expansion plans, number of staff, type of work and the gadgets involved. The sudden burst of digital technology has helped the computers to get smaller and compact day by day. One can even opt for high-tech laptops, as they are just one-time investment, but has so much within that a lot of space is saved. It will be wise to opt for all-in-one printer, fax and copier and place it in such a manner that it is accessible to every person using the home office.

PAINT PLEASURE

The painful whitewash experience with half-trained painters carrying paint buckets and brushes on rickety ladders are passé. Painting your home is today a pleasure activity marked by high-tech product and superior professional services

Today, you can call the professionals to do your paint job. Consultancy, superior products and well-executed work comes with the package. The most modest of middle class homes today boast of a decent, good-looking coat of paint.

The paints industry is clubbed with the chemical industry and innovations in products are a result of better chemical technology. But paint companies have woken up to the huge demand represented by the housing market in India - in terms of the quantity of paint consumed as well as the need for information and advice when it comes to selecting and using paints.

Selecting the right paint
The color and type of paint is critical for the look of your home as your walls and ceilings are the canvas on which your other décor items are placed. It's important to ensure that the shade of the paint is the one you can live with day in and day out. Remember, painting isn't cheap.

Technology has changed drastically. Today, acrylic paints rule the roost for interior applications, as they are long lasting, easy to maintain and come in a wide range of colours. Premium emulsions are more opaque and offer a richer look, but if budget is an issue, distemper will also make your walls look great. These are all water-based paints, also called plastic paints and come in a range of textures ranging from glossy, matt, eggshell, silk, satin to full gloss. Don't be misled by the grand names that companies give their paints. Get down to the basic type of paint and then take the call.

Oil distempers and other solvent-based paints are not as popular for interior applications though they are often used on ceilings. These are flat paints and need to be mixed with a solvent. They come in lustre and smooth silky finishes. Oil distempers can hide imperfections but they are also prone to trapping dirt and are relatively more difficult to clean.

Paints that are fire resistant, humidity resistant and odour-free are popular and non-toxic paints like milk paint are gaining popularity in the international market for their green quotient. Most of the prominent brands offer customised home painting solutions that help you choose the colours, textures and products for your walls and ceilings.
